New build semi- detached house

Larch House

A compact, highly efficient dwelling that resolves a challenging site through clarity of form and material expression.

At ground level, open-plan living spaces connect both to the street and a private rear garden, while a centrally positioned staircase organises circulation. At first floor level, carefully positioned windows preserve privacy while allowing generous daylight.

Constructed using a steel and timber frame, the house incorporates recycled insulation to achieve high thermal performance. Green roofs planted with Sedum and wildflowers enhance biodiversity, while a grey water recycling system contributes to environmental sustainability.

This new three-bedroom house occupies a small, sloping triangular plot in East Dulwich, previously used for garages and located close to Peckham Rye.

The building’s simple geometry is defined by vertical western red cedar cladding, creating a strong yet refined contrast with the surrounding streetscape.
