New build detached house/ Basement/ Detached garden Banya building

La Datcha

A richly articulated contemporary dwelling and Banya, embedded within its forest setting and defined by a bold interplay of form, material and light.

At the front elevation, vertical timber fins provide solar shading, privacy and a rhythmic façade, while a bronze-clad volume marks the entrance. To the rear, extensive glazing creates seamless visual and physical connections with the garden. A basement level discreetly accommodates parking and service functions.

Positioned at the end of the garden, the Banya building houses sauna, steam, bar and kitchen facilities, forming a retreat within the landscape.

The external landscaping responds sensitively to the site’s topography, reinforcing the architectural language and materiality of both buildings.

Set near Epping Forest, this project comprises a high-specification three-bedroom family home with a detached Banya building.

The architecture is expressed through a layered palette of contrasting materials, carefully composed to reflect internal zoning and respond to the surrounding woodland. The interplay of pitched and flat roof forms establishes a strong contemporary identity, punctuated by generous rooflights that bring abundant daylight into the interior. Bio-diverse green roofs further anchor the buildings within the landscape.
